Bend’s Housing Market Is Returning to Its Long-Run Trend

Bend home prices climbed 119% in a decade. See what it means for real estate investing in Oregon as the market settles into a balanced, sustainable pace.

Bend’s housing market isn’t correcting, and it isn’t overheating either. Supply, pricing, and days on market have all settled into a balanced range for most of 2026. That’s a market returning to its pre-pandemic growth trend, not reversing course from it.

The data invites the opposite read at first glance. Over the past decade, Bend’s median home price climbed 119%, versus 34% nationally. A gap that wide usually gets explained one of two ways: either a correction is overdue, or the next wave of relocation demand sends prices right back up. Neither has shown up this year. The market has just been growing more slowly.

Start with supply. Bend is carrying 715 active single-family listings and roughly 3.5 months of supply as of early October. Back in March it was 3.4 months; in June and August, 4.2. Three readings, eight months apart, all in the same narrow band. A market doesn’t drift toward a shortage or a glut while holding numbers like that.

Pricing is the part that looks noisier until you line the reports up side by side. Median sale price was $725,000 in June, up 4.6% from a year earlier. In August, on a trailing-twelve-month basis, it was $760,000, down 1.9%. The broader Central Oregon region ran 5.9% higher in September. None of those is a headline on its own, and together they cluster in the mid-single digits either way. A market correcting hard or reheating fast doesn’t produce three readings that close together.

Days on market tell a similar story, just with more texture. Homes sat for a median of 15 days in June and 25 in August. Thirteen days in March was the fastest read since May 2024. By late summer the pace had eased back toward something a buyer would actually recognize as normal, not frantic, not stale. Sellers who price realistically are still moving homes quickly; buyers finally have room to think it over before making an offer.

What ties it together is simple. Bend ran well ahead of its own trend line for most of the past decade, and it’s spent the last couple of years handing that overshoot back, a little at a time, by growing slower while the rest of the market caught up to where prices already sat. Put that against the roughly 7.5% annual pace Bend held before the pandemic, and this year’s numbers look less like a surprise and more like a return address.
